Manufactured Homes vs. Modular Homes:
There are two types of “Manufactured Homes” and the best way to explain
the difference is to understand the criteria under which homes are
built. All homes, weather manufactured or stick built on site is
constructed under a Building code. Building codes insure that a home is
constructed to a set of standards. Most all California stick built on
site homes are constructed under the UBC (Uniform building Code) most
all tract homes, custom homes and probably the home you live in now is
built under the UBC.
Most manufactured homes built in factories located in
California are constructed under the HUD (Housing and Urban
Development) Code. This was the code originally designed to set
standards for “Mobile Home” construction. Modularly constructed homes
are structures also built in manufacturing plants BUT under the UBC.
Modular homes constructed under the UBC are identical or exceed UBC
standards. The only difference between modular and site built homes is
that one is built on site and the other is built and inspected in a
manufacturing plant.
Quality:
Modular, Uniform Building Code built structures actually exceed
in many respects the quality and integrity of conventionally site/stick
build structures. Structurally not only does the construction have to
meet UBC and seismic (earthquake) standards it also has to with stand
the riggers of transportation.
Conventional site/stick built homes are subject to various
environmental and weather conditions depending on the time of year.
Modular structures however are constructed under ideal environment
controlled enclosed manufacturing plants. Craftsmen are never working
on structures over approx 12’, allowing better quality control and
efficiencies. Framing members are less susceptible to weather
conditions that can cause warping and distortions. The efficiencies and
purchasing power of such an operation means greater cost savings that a
typical site/stick builder cannot realize. Also because of modern
computerized manufacturing processes, waste and mistakes are greatly
minimized.
